Nearly 400 New Apartments Planned at Plantation Office Park

Another major apartment project is moving forward in Plantation as developers continue adding housing to areas traditionally dominated by offices and commercial properties.

A roughly 5-acre site within a Plantation office park is slated for nearly 400 apartments, according to a July 20 report from the South Florida Business Journal.

The project adds to a much larger wave of residential development taking place across Plantation, particularly around the city's Midtown district.

Plantation's own FY2026 reporting says approximately 2,700 residential units and 500,000 square feet of office and retail space have been developed since 2023, with another 1,233 residential units and 38,000 square feet of commercial space in the pipeline across projects including Crossroads, Plantation Walk and Waters Edge.

For residents, home buyers and investors, the bigger story isn't simply another apartment building.

It's how quickly parts of Plantation are becoming denser, more residential and more mixed-use.

Plantation Is Adding Housing to Office Areas

The idea of putting apartments within or alongside office parks reflects a broader shift in how suburban commercial land is being used.

Large office campuses often contain significant parking areas and underutilized land. As housing demand changes and office-space needs evolve, developers have increasingly looked at these properties as potential locations for residential construction.

Plantation is already seeing this happen.

One of the clearest examples is Plantation Crossroads, where Stiles and FCA Partners acquired 4.88 acres at 8151–8201 Peters Road for $8.25 million in January 2026.

The developers plan a new eight-story multifamily community containing 384 apartments and structured parking.

What Is Planned at Plantation Crossroads?

Plantation Crossroads provides a good indication of the scale of residential development now being proposed within Plantation's commercial districts.

According to the developer, the project will contain approximately 391,747 square feet of residential space across 384 apartments.

Planned amenities include a resort-style pool, fitness center and spa, coworking space, clubhouse, sky lounge and garden, pickleball courts, a dog park, pet spa and event lawn.

The project is especially notable because it isn't replacing the entire office campus.

Earlier plans called for the apartments to occupy part of the existing property's parking area while retaining its approximately 101,000-square-foot office building.

That creates something closer to a mixed-use environment where residential and office uses exist on the same larger property.

Why Are Developers Building Apartments Around Offices?

There are several reasons this strategy can make sense.

Plantation already has established roads, utilities, employment centers, shopping and services surrounding many of its office districts.

Adding residential units to those areas can therefore allow developers to build housing without creating an entirely new neighborhood from scratch.

It can also help transform areas that historically emptied out after the workday into districts where people live, work, shop and eat within the same general area.

Plantation's zoning framework specifically includes districts for office parks, Plantation Midtown and transit-oriented development, reflecting the range of land uses present across these commercial areas.

Plantation Midtown Is Growing Quickly

The new apartments aren't happening in isolation.

Plantation's central district has experienced substantial development over the past several years.

According to the city's FY2026 Citizens' Report, approximately 2,700 residential units have been developed since 2023, along with around 500,000 square feet of office and retail space.

Another 1,233 residential units were identified as being in the pipeline across Crossroads, Plantation Walk and Waters Edge.

The city describes Plantation Midtown as increasingly becoming a true town center with residential, restaurant, retail and office options.

That makes Midtown one of the most important areas to watch if you're interested in Plantation's future growth.

Plantation Walk Is Adding More Apartments Too

Another major project is moving forward at Plantation Walk.

White Oak Development secured approximately $66.6 million in construction financing for an eight-story building planned for the final remaining parcel of the 27-acre mixed-use development.

Plans call for 297 apartments, including 16 live/work units designed to incorporate space for small businesses.

The building is planned for 321 N. University Drive and will add to Plantation Walk's existing combination of apartments, restaurants, retail and offices.

Plantation's FY2026 report similarly identifies roughly 300 additional Plantation Walk residential units as part of the city's ongoing development pipeline.

More Apartments Could Mean More Customers for Plantation Businesses

Hundreds of additional households don't affect only the housing market.

More residents can mean additional customers for nearby:

  • Restaurants

  • Grocery stores

  • Gyms

  • Medical practices

  • Salons

  • Home-service companies

  • Retailers

  • Entertainment businesses

  • Professional services

That creates an interesting secondary effect for Plantation's local economy.

A commercial area that previously depended heavily on people commuting into offices during weekdays may increasingly have customers living nearby seven days a week.

For local businesses, that can potentially make dense mixed-use districts increasingly valuable locations.

What Could More Apartments Mean for Traffic?

More housing also means more people traveling through the surrounding area.

Projects containing hundreds of apartments can add vehicles to nearby roads, particularly during morning and evening peak periods.

At the same time, locating housing near existing offices, retail and restaurants can potentially shorten some trips because residents may already live close to employment and services.

The actual traffic impact depends on the project's design, parking, road network and travel behavior of future residents.

For people considering buying a home near a major development, this is one reason it's worth looking beyond the property itself.

A neighborhood can feel significantly different after hundreds of nearby residential units are completed.

Could New Apartments Affect Plantation Home Values?

It's too early to say that any individual apartment development will raise or lower surrounding home values.

New development can create advantages.

Residents may gain additional restaurants, shops, services and investment in nearby infrastructure.

But increased density can also create concerns around traffic, construction and changes to neighborhood character.

Real estate values are ultimately influenced by many factors, including mortgage rates, insurance costs, property condition, inventory and overall demand.

Plantation's housing market is already showing signs of becoming more buyer-friendly in 2026.

Plantation Isn't Finished Growing

The larger takeaway is that Plantation continues to attract significant residential investment despite already being a mature Broward County city.

The city's FY2026 Citizens' Report says more than $1 billion in residential, retail, dining and entertainment projects are underway, particularly within the Midtown and Gateway districts.

Plantation Walk is approaching its final residential phase.

Plantation Crossroads is adding hundreds of apartments.

Other residential and mixed-use projects remain in various stages of development.

And the former Sears property at Broward Mall is under active planning for significant redevelopment.

For people who live in Plantation, these projects could gradually change where residents live, shop, work and spend their time.

The Bottom Line

Plantation's latest apartment development is part of a much bigger transformation taking place across the city.

A roughly 5-acre office-park site is slated for nearly 400 apartments, while other projects such as Plantation Crossroads and Plantation Walk are adding hundreds more residential units.

Plantation isn't expanding outward like a brand-new suburb.

Instead, much of its growth is happening through redevelopment, infill construction and the addition of housing to established commercial districts.

That's a trend worth watching closely as Plantation continues evolving through 2026 and beyond.
